Contaminated land
If a site is believed to be contaminated the local authority may apply conditions to planning consents. These conditions will typically require a site investigation
The investigation must identify all possible pollutant linkages, to do this a Source - Pathway - Receptor approach can be used. This approach identifies all three components: the contamination source, any receptor that may be harmed and the pathway by which the source would reach the receptor. A receptor could be anything that has the possibility of being harmed by the contaminants in question and can include humans, buildings, crops or controlled waters. This information can then be used to plan for remediation, should the site require it. The site investigation is made up of four distinct phases although it may not be appropriate to progress to all the stages depending on the results of previous studies.
